Your roof keeps everything you own safe and dry – so this isn’t the time to pick the cheapest quote or the first company that calls you back.
Just straight-up ask: “How long have you been fixing roofs around here?” Local experience matters because Florida’s weather creates unique roofing challenges. See if they get nervous when you ask for recent local references. Good roofers will immediately offer names of neighbors they’ve helped. Ask if they’re certified by shingle manufacturers like GAF or Owens Corning – these certifications mean the roofer has proven they know what they’re doing. Don’t fall for vague answers about “years of experience” without specifics.
Get them to walk you through exactly what they’ll do to your roof, step by step. Will they tear everything off or layer new shingles on top? Then nail down warranty details: “If my roof leaks next year, what happens?” Some warranties only cover materials, not labor. Others become void if you sell your house. Read the fine print or you might be stuck paying for repairs that should be covered.
